The listing consultation

We start with a walk-through of your home. I'll assess its condition, discuss what buyers in your neighbourhood are looking for, and give you an honest opinion of what it's worth — and what we can do to maximize that number.

Pricing strategy

Pricing is the most important decision you'll make. Too high and you sit on the market; too low and you leave money on the table. I'll pull comparable sales, analyze the current market, and recommend a price that attracts competition.

Preparing your home

Small things make a big difference. I'll advise on decluttering, staging, and any repairs or touch-ups worth doing before we list. I have trusted tradespeople and stagers I can connect you with — and I'll tell you honestly what's worth spending money on.

Professional photography & marketing

Every listing gets professional photography, a compelling property description, and a full marketing rollout — MLS, social media, email, and my personal network. Your home will look its absolute best.

Showings & open houses

I'll coordinate all showings and provide feedback after each one. If we're doing an open house, I'll run it — and I'll tell you honestly what buyers are saying so we can adjust if needed.

Reviewing offers

When offers come in, I'll walk you through each one in plain language — price, conditions, closing date, and anything unusual. I'll advise on how to respond and negotiate to get you the best possible outcome.

Closing

Once you've accepted an offer, your lawyer takes over the legal side. I'll stay in touch through conditions, inspections, and right up to closing day. Then we celebrate.

Common questions

Typical seller costs include real estate commission (usually 4–5% of the sale price, split between both agents), legal fees, and any repairs or staging you choose to do. I'll give you a full cost breakdown at our consultation.

Spring (March–May) is traditionally the busiest buying season, but Windsor's market has become more year-round. The best time to sell is when you're ready — and when your home is properly prepared.

Properly priced and prepared homes in Windsor are selling in 1–3 weeks in most neighbourhoods. Some take longer depending on price point and condition. I'll give you a realistic expectation at our consultation.

Not necessarily. Many sellers live in their homes while they're listed. I'll advise on how to present an occupied home well — it's very doable with the right preparation.
