Buying a home is one of the most significant things you'll ever do. The process can feel overwhelming but it doesn't have to be. Here's exactly what happens when you work with Ashley.

The first conversation

We start with a no-pressure call or coffee. I want to understand what you're looking for, what your timeline is, and what matters most to you. There's no commitment — just a conversation.

Get pre-approved

Before we start touring homes, you'll want a mortgage pre-approval in hand. I can connect you with trusted local mortgage brokers who will find you the best rate and get you ready to move fast when the right home comes up.

The search

This is where it gets fun. I'll set up a custom MLS search based on your criteria and alert you the moment something hits the market. I also have access to off-market listings and coming-soon properties that never make it to public sites.

Touring homes

We'll tour homes together — and I'll be honest with you about each one. I'll point out what I love, what gives me pause, and what questions you should be asking. My job is to help you see clearly, not just sell you something.

Making an offer

When you find the one, we move quickly and strategically. I'll research comparable sales, advise on offer price and conditions, and negotiate hard on your behalf. Windsor's market moves fast — preparation is everything.

Conditions & inspection

Most offers include a home inspection condition. I'll recommend trusted local inspectors and walk through the report with you so you understand exactly what you're buying. No surprises after closing.

Closing day

Your lawyer handles the paperwork, the funds transfer, and the title. I'll be available right up until you get the keys — and after. Most of my clients become friends. That's just how it goes.

Common questions

In Canada, the minimum down payment is 5% for homes under $500,000, and 10% on the portion above that. For homes over $1M, it's 20%. Your mortgage broker will walk you through exactly what you need.

In most cases, no. The seller pays both agents' commissions. As a buyer, you get full representation at no direct cost to you.

It varies. Some buyers find their home in two weeks; others take three months. Once an offer is accepted, closing typically takes 30–90 days depending on what you negotiate.

Windsor has historically been one of Canada's most affordable cities, but demand has grown significantly. The best way to understand the current market is to talk to me directly — I track it daily.
